When is rent due?
Rent is due on the 1st of each month. However, we extend a 5 day grace period to all of our tenants to pay without incurring a late fee. A $50 late fee is assessed for payments received after business hours on the 5th.
How long is my lease?
12 month lease terms are available at market rental rates. Short term options may be available. Ask your leasing specialist for details.
Are short-term leases available?
Short-term leases may be available for a $75/month premium over market rate.
How much is the application fee?
Everyone over the age of 18 who will be living in the apartment will need to pay a $30 application fee upon applying for tenancy.
What's the application process?
1. Submit a completed application form along with a copy of your ID and income verification.
2. Pay the non-refundable $50 application fee.
3. Allow our staff to process your application. It typically takes 1-3 days to process an applicant.
4. If approved you can move forward and sign a lease or be added to our waiting list for future availability.
Does my rent include utilities?
Yes, your rent includes everything but electricity. Your rent includes your water, trash, and gas. Residents are responsible for transferring electricity into their names prior to move-in.
How much is the security deposit?
The security deposit is $300 and is due at the time of lease signing.
How do I get my security deposit back?
Timberwood Crossing will return your security deposit settlement within the 30 days required by Michigan law. To ensure timely delivery, the law also requires you, the tenant, to provide a forwarding address to the Landlord within four days of move-out. Your security deposit will be returned less any outstanding rent, utilities and damages to the property beyond normal wear and tear.
Am I required to have renter's insurance?
Timberwood Crossing strongly encourages all residents to obtain Renters Insurance to protect their personal property. Talk to your insurance provider about a Renter's Insurance package that covers personal property, liability, and living expenses.
Do you allow pets?
We allow both cats and dogs at Timberwood Crossing. Associated pet fees and policies are as follows:
- Pet Fee: $200 for one, or $250 for two (Non-refundable, due at move-in)
- Pet Rent: $25/month per pet
- Maximum of two pets per home
- Breed restrictions apply
Do you have any pet restrictions?
We have violent breed restrictions on dogs which are commonly considered high liability. Restricted breeds include the following; mix or purebred: Dobermans, Pit bulls (American Terriers), Rottweilers, Akitas, Chows, Manchester Terriers, German Shepherds, and Huskies.
Starting in 2016 Timberwood Crossing is undergoing property wide renovations! We will be offering newly renovated apartments along with updating the exterior, landscaping and common areas of the community. Additionally, we will be updating the grounds by adding a dog park to the property.
